Wall Cut Out Between Kitchen And Living Room – When we moved into our new house, my first condition was that if we bought this house, this wall could not remain. Aaron agreed and so we started saving our pennies. I had to increase my budget so much to pay for unexpected expenses that came up, but in the end we had enough to cut it!

So not only does this allow us to see Parker if we’re in the kitchen cooking dinner while he plays, but it also gives us more flexibility in our layout. Our kitchen table now spans two rooms with plenty of room to move around, instead of the cramped spaces before.

So this is the former. The cut out window served no purpose, but it allowed me to keep my sanity during the year I had to watch. I’m telling you, sometimes my OCD tendencies get the best of me and that’s what pissed me off.

Such a pointless wall. The great thing is that it wasn’t structured. The wall between the kitchen and dining room is what supports the second story, so we were able to knock everything down without a column. We installed the header as well as added support, but it wasn’t necessary.

No amount of toweling, dusting, or scrubbing can keep this area clean. As I tried. In fact, there was so much dust from removing and sanding the wall that it blocked our air filter and everything froze. The house was heated to 82 degrees. So that was a fun discovery. A simple solution, but a word to the wise. If you are doing a project like this, buy at least two spare air filters.

This is our makeshift floor. We will be replacing the carpet with hardwood for a long time and have installed a temporary piece of wood to bridge the gap between the two spaces. But within a week I covered the hole with a box ๐Ÿ™‚

We’ve sorted, cleaned, painted everything and I couldn’t be more excited. It’s one of those if you hover over cookie situations. After we did the wall, we had to paint the ceiling. What I don’t do with the ceiling as I remove the sky and clouds with my office. Luckily, a family friend of ours does, so this week our ceilings will be matching and white. We are also worried about the wall because of the itchy floor. But everything in its time. I just can’t get over how good it looks on the wall. I was literally giddy with excitement. Coming of age, huh?

2. Depending on the surface, either apply drywall mud or tack down 1/4 inch of drywall and you’re done.

1. On the opposite wall (dining room), find the center of the wall, mark and measure 34″ from the floor. From there, measure level 37″ on either side. The cutting area should be 74″ wide and 36″ to 40″ high.

3. Cover the exposed wall surface with 1×6’s and sheathing on the dining room and kitchen walls.

We are very excited about the upcoming renovation of our new home. In this post, I’m going to show you “before” photos of the living room, dining room, and connected kitchen on the main floor, so when I start sharing the changes we’ve made, hopefully you can visualize it with these photo. !

If you are new here, we moved into our house last fall and absolutely love it here! Besides the beauty of the island, the neighborhood, the beautiful views of the water and surrounding islands, and the wonderful walks on the beach every day, we love the house and can’t believe we live here. All this is a dream come true!

You may remember that we invited my parents to move in with us. (You can read a 3-part post with our touching story here). My parents sold their home in Lake Oswego, Oregon last fall. Over the last few months they have been having fun planning a very small “tiny house” (it will have a small kitchen, bathroom, living room/bedroom) attached to our main floor house. I will share more about this plugin in future posts!

Some of the renovations we are planning will include adding new space as well as making the most of the compact rooms. All of these will work together to make the plan, layout and function of the home comfortable for our entire family.

Apart from minor expansion plans, we will be working within the existing floor plan of our home. We will keep the character of the house inside and out, but the updates will be clean and consistent as we make each space our own.

One of the decisions we made in the process was to move our existing kitchen into the dining room at the back of the house! The actual kitchen is located between the living room and the dining room, which is divided into two peninsulas. I’ve never been a huge fan of kitchen islands (remember when we brought ours into our Craftsman home? See this kitchen before + after here ), but once we move the kitchen into the dining room, we won’t need them. Here both will be hidden.

I love the dining room right now, but I’m sure the kitchen would be just as nice a light-filled space. One of the downsides of the new addition was that it required the removal of a window as well as the exterior door to our patio (more on that in a future post). But, as often happens, we realized that these changes were the silver lining! The new kitchen will feature beautiful French doors to the backyard, mirroring the suite throughout the home in the living room!

I have long admired houses with windows where you can see everything from the front yard to the back. We have a water view and a charming neighborhood in the front, and a cozy but private garden in the back. Although adding French doors to the back made the kitchen design a bit more complicated because we only had two walls left for the appliances and counters, I think we have a pretty good plan for a cozy and charming layout. We will share with you soon!
